EPDM vs GRP vs Felt: The Best Flat Roof for an Oxford Home

EPDM rubber — the all-rounder
EPDM is a synthetic rubber membrane laid as a single seamless sheet, so on most domestic roofs there are no joins or seams to fail — historically the weak point of any flat roof. It flexes with temperature changes instead of cracking, shrugs off UV, and a well-installed EPDM roof lasts 30–50 years.

- Best for: balconies, walkways, dormers and roofs in view from windows above.

- Look: smooth, can be coloured; crisp neat edges.
- Watch-outs: needs dry conditions and skilled installation to cure correctly; on very large roofs it can be prone to hairline cracking if the deck moves.
Felt — the budget traditional choice
Modern torch-on felt is a big step up from the old pour-and-roll material, using two or three reinforced bitumen layers. It's the cheapest option up front and proven, but it has seams, is laid with a flame, and has the shortest life of the three.
- Best for: tight budgets, sheds and outbuildings, short-term fixes.
- Lifespan: 15–20 years.
- Look: mineral-finish grey or green.
- Watch-outs: seams and flashings are where felt typically fails; hot-works carry a small fire risk during install.

What matters as much as the material
Whichever covering you choose, the parts that decide how long a flat roof really lasts are the bits people forget: adequate falls (a slight slope so water drains rather than ponds), sound decking beneath, and properly dressed upstands and flashings where the roof meets walls. A premium membrane laid over a tired, ponding deck will still fail early. A mid-range membrane on a well-prepared roof will outlast its warranty.
